Jasnije su\u00a0<strong>pobrojana prava, obaveze i odgovornosti koje se ti\u010du odr\u017eavanja i upravljanja stambenom zgradom<\/strong>, od renovacija, preko redovitih servisa, ali i pla\u0107anja\u00a0<strong>pri\u010duve<\/strong>.<\/div>\n<\/div>\n<\/div>\n<p>Tako su stambene zgrade postale\u00a0<strong>zajednice suvlasnika\u00a0<\/strong>te<strong>\u00a0moraju imati svoj OIB i bankovni ra\u010dun<\/strong>\u00a0na koji \u0107e sjesti upla\u0107ena pri\u010duva, naknade od primjerice iznajmljivanja prostora za\u00a0<em>jumbo<\/em>\u00a0plakate ili\u00a0paketomate, ali i sredstva za projekte preure\u0111enja i obnove, pi\u0161e <strong><a href=\"https:\/\/www.tportal.hr\/biznis\/clanak\/zbog-neplacanja-pricuve-mozete-ostati-bez-stana-na-ove-detalje-je-bitno-paziti-20260126\" target=\"_blank\" rel=\"noopener\">tportal<\/a>.<\/strong><\/p>\n<p>Dodu\u0161e,\u00a0<strong>pri\u010duva ostaje glavni prihod za ure\u0111enje zgrade<\/strong>. Spomenutim zakonom odre\u0111eno je kako se utvr\u0111uje njen iznos, tko njome ima pravo raspolagati i pod kojim uvjetima, u kojim se slu\u010dajevima mo\u017ee naplatiti, ali i podi\u0107i svota te kako njome smiju raspolagati predstavnici suvlasnika i upravitelji zgrada.<\/p>\n<blockquote><p><strong>Iako Zakonom o upravljanju i odr\u017eavanju zgrada nisu propisane kazne za nepla\u0107anje pri\u010duve, neplati\u0161e \u0107e u najboljem slu\u010daju morati platiti zatezne kamate. Oni koji se odlu\u010de pozvati na osobni bankrot riskiraju postupak na sudu u kojem bi mogli biti isklju\u010deni iz suvlasni\u010dke zajednice, pa \u010dak i ostati bez nekretnine&#8230;<\/strong><\/p><\/blockquote>\n<h2>Situacije s neplati\u0161ama<\/h2>\n<p>Unato\u010d uvo\u0111enju reda u su\u017eivot stanara, brojne su situacije ostale u svojevrsnoj sivoj zoni. Tako nam se \u010ditateljica iz Dubrovnika, koja zbog dobrosusjedskih odnosa \u017eeli ostati anonimna, po\u017ealila na svog susjeda koji godinama ne pla\u0107a pri\u010duvu. \u0160tovi\u0161e,\u00a0<strong>\u010desto ne bi pla\u0107ao ni druge re\u017eije pa bi se ilegalno spajao na instalacije zajedni\u010dkih dijelova zgrade<\/strong>. No u slu\u010daju pri\u010duve je pretjerao.<\/p>\n<p>&#8216;Kad je predstavnik suvlasnika poslao zahtjev za pla\u0107anjem pri\u010duve pod prijetnjom ovrhe, u sandu\u010di\u0107 mu je do\u0161lo rje\u0161enje da je ovaj\u00a0<strong>podnio zahtjev za\u00a0osobnim bankrotom<\/strong>, iako ima novca jer se bavi unosnim turisti\u010dkim poslom. Kad su susjedi pitali predstavnika kako \u0107e se rasplesti ta situacija, on je samo slegnuo ramenima i rekao da tu vi\u0161e ni\u0161ta ne mo\u017ee&#8217;, rekla nam je \u010ditateljica.<\/p>\n<p>Iako ovakve situacije predstavljaju gordijski \u010dvor, situacija mo\u017eda nije nerje\u0161iva.
